Being a native Houstonian, David started fine tuning his business acumen and mathification skills in the Houston School System. Having been a pro football fan with the Houston Oilers since 1960, David lived and died every football season with the Oilers until 1996. Now, he just dies a little each week with the Houston Texans. David has been in the financial services profession since 1977. David studied accounting at the University of Texas. He was also a letterman on the 1974 Southwest Conference Championship basketball team where he won rave acclaim for his bench warming abilities. David has held the designations of Chartered Life Underwriter (CLU) and Chartered Financial Consultant (ChFC) from the American College since 1985. He has also been securities registered since 1979 and has successfully passed securities examinations series 6, 7, 63, 65 and 31. David has also successfully passed the Texas Real Estate exam. David is a member of the University of Texas “T” Association, Texas Alliance of Land Brokers, National Association of Realtors, Texas Association of Realtors and the Realtors Land Institute.
David has traveled the speakers’ circuit extensively. He was a featured speaker at Fortune Magazine’s National Business Leadership Conference in Indianapolis in 1987.Other speakers included LA Olympic Organizing Committee head Peter Ueberroth and former Ambassador to Mexico John Gavin. In 1989, David shared the platform with future House Ways and Means Chairman Bill Archer at the Third Annual Seminar for Advisors on Charitable Giving in Houston. Quite possibly David’s biggest achievement was getting in a word or two in that panel discussion with 3 attorneys. David has also been privileged to have written articles for national publications such as The Endowment Review, Farm and Ranch Magazine, Houston Apartment Association, Financial Services Times, Terra Firma; the national publication for the Realtors Land Institute and one of the most acclaimed international real estate magazines dealing with land, ranches and farms, Open Fences Magazine.
As a huge proponent of helping children, David spent 40 consecutive semesters as a volunteer teacher through Junior Achievement focusing on teaching primarily minority kids throughout the Houston school system and also helped send many minority kids to college through a scholarship program he founded. David also helped train over a thousand volunteers to teach throughout the Houston school system as he did. He has helped raise countless dollars for many children’s’ charities such as Cystic Fibrosis Foundation, Juvenile Diabetes and the American Cancer Society. Being a cancer survivor, David’s “Team Fish” has been a well known one man team raising money for cancer at many Relay for Life events in Houston and Los Angeles. David has also been taking stuffed animals to the pediatric oncology clinics at MD Anderson and Texas Children’s Cancer Centers for close to 15 years.
In 2010, David formed Creative Real Estate Strategies. Using his extensive background in insurance, investments, estate planning, taxes and charitable giving, David has been able to create numerous strategies that have helped his clients buy and sell millions of dollars of real estate in a more beneficial way than they might have otherwise done. These strategies range from deferring taxation on the sale of investment property through the use of a Section 1031 exchange to showing a potential donor a more advantageous way to make a gift of land to a deserving charity to reducing a client’s tax liability through the implementation of tax credit programs when suitable.
David feels strongly that evolution is cruel to those that fail to adapt meaning that it is of vital importance to be aware of the constantly changing business climate and how that affects the buying and selling of real estate. He lives by the words of the late Winston Churchill, “A pessimist sees the difficulty in every opportunity, an optimist sees opportunity in every difficulty.”
David has also been honored to have had the opportunity to have spoken at a variety of real estate organizations such as the Texas and Colorado Association of Realtors, numerous local realtor groups and the Texas and Colorado chapters of the Realtors Land Institute.
